These updates will be in place before changes in the law go into effect on Sept 1, 2025.\nGeneral Information and Notice to Consumers (TXR 1506)\n\nThe title changed, and \u201cConsumers\u201d now replaces \u201cBuyers and Sellers\u201d to reflect a broader application for form usage. Members can now use the form with buyers, sellers, landlords, and tenants to notify consumers of relevant issues and changes in the law that may affect them.\nThe Brokers paragraph adds \u201ctenant\u201d and \u201clandlord\u201d in the parenthetical description of the possible parties the broker may represent in a real estate transaction.\nA clarification has been made in the Compensation description to state \u201ccertain\u201d buyer\u2019s expenses may be paid by the seller or listing broker.\nA paragraph has been added to address \u201cConcrete Issues (Alkali-Silica Reaction)\u201d or \u201cConcrete Cancer\u201d that has become more common throughout the state in recent years.\nIn response to the passage of SB 17, new paragraph Foreign Buyers and Renters has been added to make buyers and renters aware of changes in state law that may affect them. These changes can be found in Texas Property Code Chapter 5, Subchapter H. For more information about SB 17 please see this article.\nFollowing a recommendation from the forms task force, the language in the Survey information has been clarified to state that a survey \u201cmay\u201d identify the location of boundaries, major improvements, fence lines, drives, encroachments, easements, and other items on the property, but not all surveys will.\nIn response to another recommendation from the forms task force, blanks have been added for recipients to acknowledge receipt on each page.\nA few other nonsubstantive or grammatical changes have been made to improve flow and clarity.\n\nAddendum Regarding Rental Flood Disclosure (TXR 2015)\n\nThe notice at the top of the form that stated it was \u2018to be used for all residential leases, including temporary residential leases\u201d was removed.
