Beginning January 1, 2026, subagency will no longer be permitted in Texas. This applies to all sectors of real estate, residential, farm &amp; ranch, vacant land, and commercial.\nThe changes ensure that all parties clearly understand who represents whom, along with the duties and obligations involved. \u00a0With subagency no longer an option, a license holder will be able to represent the seller as the seller\u2019s agent, represent the buyer as the buyer\u2019s agent, or represent both seller and buyer as an intermediary.\nAlso beginning January 1, 2026, a license holder may show properties without representing the buyer, provided they meet specific conditions and avoid offering advice.\nThis video is the second of a three-part series covering changes to agency law in Texas.
