The portal will enable prospective and current license holders to go paperless and manage real estate licenses online 24\/7. The REALM Portal will be implemented between Dec. 2 and Dec. 10. During this time, you will be unable to perform license renewals. Visit trec.texas.gov\/lms for full details.\nRevised Information About Brokerage Services Adopted\nEffective Jan. 1, 2026\n\nAdds a new paragraph describing the circumstances and timing for when a license holder must enter into a written agreement with a buyer.\nAdds a new paragraph explaining when and how a license holder can show property to a buyer or tenant without representing them.\nRemoves all reference to subagency.\nUpdates the description of the parties in the contact information.\nThese changes were needed due to legislative action.\n\nRevised Seller\u2019s Temporary Residential Lease &amp; Buyer\u2019s Temporary Residential Lease Adopted\nEffective Sept. 1, 2025\n\nRemoves the paragraph for the landlord\u2019s floodplain and flood notice, since the notice will no longer be required with a short-term lease of less than 30 days or a temporary residential lease of 90 days or less.\nThese changes were needed due to legislative action.\n\nRevised Landlord\u2019s Floodplain Notice Adopted\nEffective Sept. 1, 2025\n\nAdds the language, \u201cNot Required with a TREC Temporary Residential Lease.\u201d\nThis change was needed due to legislative action.\n\nRule Changes Adopted\n\nChanges to 22 TAC Ch. 535 were adopted, including the definition of an associated broker, the requirement that license holders provide their business address and phone number, the requirement that all brokers take the Broker Responsibility Course regardless of whether they sponsor agents, licensing changes for the military, and a few other licensing and administrative changes.\nChanges to 22 TAC 535.56 were adopted, including increasing the experience points required and capping the number of real estate education credits given for a bachelor\u2019s degree, among other updates to the rule.\n\nProposal Related to Suspension of License\nTREC proposed a new rule to allow the temporary suspension of a license when a license holder\u2019s continued practice would constitute a continuing threat to public welfare.
